Floor Plan:

Exterior Design

The exterior is distinctly modern: clean lines, expansive glazing, and a minimal roof profile. The structure’s width is **38′-0″**, depth **34′-0″**, and the maximum roof ridge height is **15′-9″**. 1

Exterior walls are built with **2×6** framing to allow higher insulation performance. 2 The roof uses stick framing with a gentle **3:12 pitch**, helping maintain a modern low-slope aesthetic. 3 Large sliding glass doors open up to a semi-wraparound deck (≈ 394 sq ft), enhancing indoor-outdoor connection. 4

Interior Layout & Flow

You enter into the open living / dining / kitchen zone, which enjoys a vaulted slope from **8′** at the bedroom side up to **14′** in the great room. 5 This sloping ceiling establishes volume and drama without compromising efficiency.

The ADU features a split between the sleeping and living zones. The main bedroom lies on one side, with direct adjacency to the bathroom. The loft, when added, sits above part of the living zone and is intended strictly for sleeping or storage, not included in the main square footage. 6

Bedrooms & Bathrooms

The primary bedroom fits standard bedroom furniture and benefits from proximity to the full bath. It’s sized for everyday comfort rather than luxury. 7

The bathroom is laid out compactly, with efficient use of fixtures, circulation, and plumbing. With the ADU’s small footprint, wasted space is minimized. 8 The optional loft is accessed via ladder or stair and adds sleeping area without adding on footprint. 9
